Most dentists find out their lease is expiring twelve to eighteen months out, get a renewal proposal from the landlord or the landlord's broker, and negotiate it themselves. It feels reasonable. The rent bump looks modest. The paperwork is short.

Represent my practice

Landlord commission credit. If we represent you as your broker of record and the landlord pays a commission on your renewal, that commission is credited against your package fee. In many deals that reduces your net cost substantially, and in some it reduces it to zero. We will tell you which scenario applies to your building before you pay anything.

Attorney services are provided by an independent Nevada licensed attorney under a separate engagement with you. Legal fees are quoted at flat rates and disclosed in writing before any work begins. Where both a package fee and a landlord paid commission apply to the same transaction, that arrangement is disclosed to you in writing and requires your written consent.

Timing

When should you start?

Your leverage comes almost entirely from how credibly you could leave. That is a function of runway.

18 to 24 months out

Ideal. Enough runway to credibly evaluate alternatives, which is where your negotiating position actually comes from.

12 months out

Workable, and the most common starting point. Still time to build a real position before you respond.

Under 6 months out

Limits your options, because your landlord knows you cannot relocate a dental office on that timeline. We have still gotten good outcomes late, but you have less to work with.

Already received a renewal proposal?

Do not sign it, and do not counter it yet. Send it to us first. The consultation costs you nothing, and a response you have already sent is the hardest thing to walk back.

Legal review

Independent legal review, built into the process

Real estate advice and legal advice are two different things, and a lease renewal needs both. Every lease document we handle is reviewed by an experienced Nevada licensed attorney we work with regularly on dental and healthcare transactions.

The attorney is engaged directly by you under a separate engagement letter. That means you get genuinely independent counsel, not a broker's opinion dressed up as legal advice. We coordinate the process so you are not managing two vendors, and the legal fee is quoted flat and disclosed in writing before any work begins.

Already have an attorney you trust? Use them. We will work alongside your counsel and adjust the package accordingly.

Questions

What dentists ask us first

I have been told tenant representation is free. Why would I pay a fee?

Because you are paying either way, just not always in a form you can see. When a broker is compensated entirely by a landlord commission, that broker gets paid when a deal closes, and the fastest deal to close is usually the one the landlord already proposed.

Our flat fee model means our recommendation can be "walk away from this building," or "your current offer is already good, take it," without costing us anything. And when a landlord commission is available on your renewal, we credit it against your fee. You get the economics of tenant representation without the incentive problem.

Do you find me space, or do you only advise?

Both, and that combination is unusual. We are a licensed commercial brokerage that specializes in dental. We can advise you on your existing renewal, and if the better answer turns out to be moving, we can show you space the same week instead of handing you off to someone else.

Do you replace my attorney?

No. We are real estate professionals, not attorneys. The legal work is handled by an independent Nevada licensed attorney under a separate engagement with you directly. If you would rather use your own attorney, that is completely fine and we will adjust the package accordingly.

What if I just want to know whether my current offer is fair?

Is this confidential?

Yes. Your landlord does not know you have called us unless and until you decide they should. Confidentiality is standard practice in everything we do, including our practice sales work.
